Pre and Post-Lease Assessment

Before entering into a lease agreement, both the Lessee and the Lessor may choose to undertake a PCA. The Lessee is typically responsible for assuming the mechanical and physical care of the property once under the agreement. A PCA will provide you with the information to know the amount of work required to maintain and operate the property both in the short and long term. The Lessor also has an advantage of a PCA before the transaction to have documentation of the condition of the property upon entering a contract. Paired with a post-lease assessment, this provides sound evidence of the property wear and tear while under the control of the Lessee. Even if no pre-lease inspection was done, a post-lease PCA could assist the two parties with objective evidence of the property's condition when discussing any repairs or updates that must be done to fulfill the conditions of the lease.
